GTA Housing Market: What Buyers and Sellers Should Watch This Month
Five numbers decide almost every housing headline you will read. Here is what each one actually measures, and why they so often disagree.
Housing coverage has a habit of leading with one number and a verdict. Prices are up, so it is a seller's market. Sales are down, so buyers have the upper hand. Both sentences can be printed in the same week about the same region, and both can be defensible, because they are measuring different things.
There are five numbers underneath nearly every GTA housing story. Knowing what each one is for makes the headlines far less confusing — and makes you considerably harder to rush.
1. Sales activity — how many deals closed
The count of properties that actually sold in a period. It measures how busy the market was, not what anything is worth. Sales can fall because buyers have retreated, or because there was very little worth buying. Those are opposite situations and the number looks the same in both.
2. New listings — how much came up for sale
The supply side of the same month. New listings is the number most worth watching alongside sales, because the relationship between the two is the market. Rising sales into falling listings means competition, usually before prices move. Rising listings into flat sales means the opposite, and sellers tend to feel it first as silence.
3. Inventory, or months of supply
How long it would take to sell everything currently listed at the current pace. It converts two raw counts into something you can feel: a market with a few weeks of supply behaves nothing like one with several months of it, whatever prices are doing.
4. Days on market
How long a typical listing takes to sell. It is the most honest short-term signal of buyer urgency, because it is hard to spin. It is also the number sellers argue with most, since a long days-on-market figure usually reflects the first asking price rather than the property.
5. Borrowing conditions
Not a housing number at all, which is exactly why it matters. What a buyer can borrow sets what they can offer. When financing conditions shift, the effect shows up in the other four numbers weeks later, and anyone reading only housing data sees the result without the cause.
A single number rarely tells the whole story. Two numbers in a relationship almost always do.
Why the regional headline may not describe your street
A GTA figure is an average across hundreds of distinct markets. Detached homes and condominiums frequently move in different directions at the same time. One municipality can tighten while a neighbouring one loosens. A single new condominium completion can move an entire community's numbers for a quarter without one existing owner being affected.
This is the most common way a reasonable person reaches a wrong conclusion about their own position. The regional number is real; it is simply answering a question about the region, and your question is about a street, a building, or a particular kind of home.
- What exactly was counted — which municipalities, which property types?
- What period, and against what period is it being compared?
- Is this a price measure or an activity measure? They answer different questions.
- Does the comparison use the same months last year, or last month? Seasonality can produce a whole narrative on its own.
- Does any of this describe the specific type of home I am actually looking at?
What to do with all this
Use the regional numbers for direction and timing, and local comparable sales for price. They are different tools. The headline tells you what kind of weather you are in; only the comparables tell you what to offer on a particular house.
If you are selling, the five numbers tell you how much patience the market is likely to extend to an ambitious asking price. If you are buying, they tell you whether to expect competition and how much room there may be to negotiate on terms rather than price.
